Shenandoah, IA Landlord I bet this landlord wished he had subscribed to Operation Landlord's Newsletter TOP SECRET before he rented to this tenant! The tenants stripped the house of all the copper to allegedly support a drug habit. |

- Dear Paul; My mother passed away and we can not afford to keep the house. We sold the house to someone that wants to live in it and not rent it out. We gave the current tenants (without a lease) 4 months notice to find another apartment. We are trying to schedule a closing date and they will not move. What can we do? Thanks Emily (Il)

Congratulations! You have taken your first steps towards becoming an informed member of the real estate world. I have been in the real estate profession for several years. I hold a real estate brokers license, an avid real estate investor, and a real estate instructor. Throughout those years I have discovered two common denominators. First, being a landlord is not for everyone. Second, real estate investing has made more self-made millionaires than any other industry. An investor need not have a college degree or prior experience. It only takes a little money and a lot of ambition. America’s next self-made millionaire could be you.
Why did I write this book? If you are like me you have purchased
every book available about real estate investing. The problem with
most books is they are written for investors of large real estate
investments such as 100-unit apartment complex’s or commercial
property. This book is for the small investor that owns single-family
homes or small multi-units.
Whether you already own rental property or you are looking to do so, this book
is for you. I hope after you have completely read this book you will know if
the life of being a landlord or investing in rental property is for you. I cannot
stress enough that knowledge is power. This book will give that knowledge.

New Landlords
Welcome and congratulations on the ownership of your rental property business. Always remember,
owning rental property is a small business not unlike owning a gas station or a Starbucks.
As with any small business owner, you are now or will soon face many challenges. Owning your
own business can bring many financial rewards, or the potential for financial disaster.
That is why it is important you "get" educated. Develop a support structure that can assist in
everything from taxes to maintenance. Likewise, it is important to have a support structure of
services, which will increase your chances for real estate success.
Operationlandlord.com is that support structure and we are excited to
be a part of your support team. Because we are uniquely aware of the challenges
you will face, we have outlined several recommendations that ALL new owners
of a rental property business need to more effectively and successfully
run their business.

I have been in the real estate profession for several years as a real estate broker, real estate investor, real estate instructor, and a landlord. First, OWNING RENTAL PROPERTY IS A BUSINESS!!!! Specifically, it is a rental property business. It requires budgets, profit & loss reports, record keeping, maintenance, and much more. Most rental property business owners that fail do so because they failed to operate their rental property business as a business. |
